Thank you for choosing AW Warner Management (AWW) to manage your investment property.  This is a responsibility that we at AWW take very seriously. We are aware that you had many choices and we are honored that you have selected us as your property management company.

All owners want their properties to have increased income.  Owners also want increased value during their period of ownership of the property.  A top property will get the highest price when it is sold.  To achieve these two goals simultaneously, income property must be properly managed.  A major error that can be made is to save money by self-management.  Enhanced value usually comes from professional management.

7. Advertise and publicize vacant space through the proper media.

8. Inspect vacant space in the property.

9. Keep abreast of competitive market conditions so rent can continue to be maximized.

10. Maintain a complete system of records available for immediate reference.

11. Prepare accurate financial statements and a complete accounting of funds handled.

12. Pay insurance premiums and taxes and recommended tax appeals when required.

To put it in the simplest terms, real estate management means someone's efforts to maximize income and calue by preserving the physical desireability of te property while maintaining high standards of service to tenants.
