Property Management Services

 Our Investors’ Choice, Securiguard and Snowbird programs consist of a menu of services that are tailored to the Property Owner’s needs. Additional services can be added to any package including concierge and handyman services.  All service charges are in addition to any direct cost for materials required to provide services. All services will be provided under a property management agreement which will detail out responsibilities, requirements and expectations. Remember about our Shutter Plan.  Being on the list ensures the home owner that your house will be protected from the storms. 

The Investors’ Choice Service

The Investors’ Choice program provides a service to the rental property owner who has realized the power of owning property to build wealth but do not want to deal with the issues that come along with owning rental property.

Many rental property owners do not live locally and cannot be on their properties every minute of every day as their tenants require. The Investors' Choice Service takes the work out of owning rental property so the owners can enjoy doing things they want to do as they watch their investments grow in value. Services provided include:

Tenant screening and selection,  tenant indoctrination,  monthly operating statements,  preventative maintenance program,  contractor supervision,  property marketing,  market analysis,  preparing property to rent, show property,  execution of leases,  routine walk-through inspections,  collecting rent,  eviction process,  emergency tenant response,  hurricane and shutter.

Snowbird Services

AWW Warner Management offers a variety of management Snowbird Services. Snowbird services are provided at a monthly cost and tailored to meet the property owner’s needs.

Basic Snowbird Services include:

• Weekly inspection of property (inside and out) to include:
• Inspection of all doors, windows and security systems to ensure your property remains safe.
• Inspection of lawn care
• Replacement of light bulbs as needed, bulbs billed at cost
• Air out the home.
• Water leak checks at hot water heater and plumbing in kitchens and bathrooms
• Run water at all sinks, flush toilets to prevent stagnant water.
• Check A/C heating units thermostats for correct operation
• Change A/C filters monthly – filters to be provided by owner or billed at cost plus service fee.
• Inspection of patio and enclosures
• Mail pickup with authorization from Post Office just prior to returning into town.
• Watering of inside plants
• Coordinate service providers.
• Respond to one alarm call per month as required. Security provider to be notified to contact us directly or via owner. First response free, additional charges may be necessary for multiple responses.
• Provide access to property per written owner’s instruction to authorized personnel.
• Written reports to property owner for each visit in format acceptable to home owner.
• Inspection of leaks of pool pump and filter and spa equipment

Additional services provided at additional cost:

• Handyman Services
• Package pickup and deliveries.
• Green cleaning services
• Storm shutter services
• Concierge services
• Transportation to and from area airports
• Pool chemical checks
• Inspection of contractor’s work with report to home owner that includes photographs of completed work.
• Initial Grocery Shopping – list to be provided by customer.   
• Pressure washing

AW Warner has networked and uses only licensed contractors providing value to the Home Owner.  All services are billed at cost. 

Securiguard Service

The Securiguard Service provides a way for the banks and financial institutions to protect their portfolio of foreclosed properties. These financial institutions do not have the expertise or the staff to make sure that their properties are not being broken into, illegally being lived in or becoming an eyesore that often results in fines and code violations. This service provides:

• Routine walk-through inspections
• Monthly property status reports
• Supervision of licensed contractors
• Pool security and closure
